Sell your property with AI doing the heavy lifting.
ListDirectly is designed to take an Australian seller from “I’m ready to sell” through verification, property preparation, legal documents, portal-ready advertising, inspections, offers and settlement — while letting you bring in your own agent, conveyancer or service provider whenever you want.

AI prepares the listing. You choose where it goes.
The app can prepare one compliant property campaign and route it through the selected licensed listing partner for publication on realestate.com.au, Domain, or both — subject to the partner’s subscription, portal approval, state licensing and portal charges.
realestate.com.au
AI assembles the property facts, copy, image order, inspections, price fields and required supporting material, then sends the campaign through an eligible licensed agency/uploader workflow.
Domain
AI prepares the same campaign for a Domain agency/CRM integration, including listing details, contacts, media and campaign updates.
Both portals
Keep one source of truth inside ListDirectly and synchronise approved campaign changes through your selected listing partner to both major portals where available.
Use no selling agent, your own agent, or an agent from the app.
You stay in control of the engagement. If an agent has a buyer already looking for a property like yours, Agent Connect can let them introduce that buyer and agree the appropriate role and fee before they act.
AI-led sale
Let ListDirectly coordinate property setup, documents, service providers, buyer enquiries and the sale workflow while licensed professionals handle regulated tasks.
Bring your own agent
Invite your trusted licensed agent into the property workspace. Choose exactly what you want them to do and keep the rest of the process in ListDirectly.
Agent brings the buyer
Allow local agents to register a buyer introduction. Before the agent acts for you, the app can route the required state-specific authority/agreement and disclose agreed fees.
Turn local agents into an optional buyer channel.
Instead of automatically giving one agency the whole campaign, the owner can make the property visible to participating licensed agents. An agent with a matching buyer can request an introduction, show the buyer through and negotiate an agreed role — subject to the state’s agency rules and a compliant written authority where required.

There is no single Australian sale checklist.
Property law and seller disclosure obligations vary by state and territory. ListDirectly should load the correct workflow from the property address before marketing begins.
Owners can sell without an agent, but a Section 32 vendor statement must be given before the buyer signs. A due diligence checklist must be available to prospective buyers. If an estate agent is engaged, Victorian price/underquoting and Statement of Information obligations apply. Official guidance ↗
A contract of sale must be prepared before residential property is advertised, whether selling privately or with an agent. NSW says the contract should be prepared by a lawyer or licensed conveyancer. Official guidance ↗
Since 1 August 2025, Queensland’s seller disclosure scheme requires the seller to give the buyer a prescribed disclosure statement and applicable certificates before the buyer signs the contract. Official forms ↗
A Form 1 vendor’s statement is required and must contain the prescribed property and cooling-off information. Private sellers remain responsible for ensuring it is complete and accurate. Official guidance ↗
WA permits private sale and does not currently have a general mandatory seller disclosure statement, although strata disclosures and material-fact obligations can apply. Official guidance ↗
State-aware AI, not generic AI.
The property address determines the legal workflow. AI can collect, classify, draft and flag documents, but final regulated legal work stays with the appropriate licensed conveyancer or solicitor.
- Detect state/territory and property type
- Load required disclosure/document checklist
- Block portal launch until mandatory pre-listing steps are satisfied
- Route legal documents to the chosen conveyancer/solicitor
- Keep seller approvals and document versions in an audit trail
- Update pricing or marketing fields when agent obligations require it

The strongest Australian model is a technology platform that organises the sale and lets the seller choose when licensed humans step in.
- Seller controls price, services and agent engagement
- AI prepares rather than invents legal facts
- Licensed partner publishes where portals require it
- Licensed conveyancer/solicitor handles regulated legal work
- Local agents can introduce buyers without automatically owning the whole campaign
Australian property selling, rebuilt around the owner.
Use AI to prepare and coordinate the sale. Use licensed agents and conveyancers when the law, portals or your own preference calls for them.
