Agent Connect • give sellers access to licensed agents without forcing a traditional full-service model
Agent Connect

Let agents bring their buyers to your property.

A seller can run the core campaign through ListDirectly and still open the property to participating licensed agents. If an agent already has a buyer who wants a property like yours, they can request an introduction and agree a compliant engagement before acting for the seller.

Agent and conveyancer selection
Use a recommended agent, invite your own, or approve a buyer introduction.
Buyer introduction flow

Designed around transparency before commission.

1

Seller enables Agent Connect

Choose whether approved agents can see the property campaign and request buyer access.

2

Agent matches a buyer

Agent identifies that a registered buyer is interested in the property type, area or price bracket.

3

Introduction request

Agent records the buyer introduction and requests inspection or seller contact.

4

Authority & fee

Where the agent will act for the seller, ListDirectly routes the relevant state-compliant written agency authority/agreement and agreed fee structure.

5

Inspection

Owner or agent conducts the inspection with the buyer.

6

Offer

Offer and terms are captured in the property timeline and sent to the seller.

7

Accept

Approved terms move to the seller’s conveyancer/solicitor.

8

Fee event

Any agreed agent fee is handled according to the signed authority and applicable state law.

Important legal design

Agent Connect cannot be a commission-sharing shortcut.

The platform should distinguish between software/referral services and licensed agency work. Where a licensed agent acts on behalf of the seller, the correct written authority and disclosures need to be in place.

In NSW, official guidance warns that a licensed selling agent must not share sales commission with an unlicensed referral service or vendor advocate. Referral benefits and relationships also need disclosure. ListDirectly’s commercial structure should therefore be legally reviewed state-by-state before charging agent referral or success fees.

Recommended product rules

  • Verify each participating agent’s current licence
  • Record agency and state authorisation
  • Require an introduction record before inspection
  • Show the seller the proposed agent role and fee before approval
  • Generate the required authority/agreement workflow
  • Keep referral/success-fee logic separate from unlicensed activity
  • Do not let AI negotiate as if it is the licensed agent
  • Keep a timestamped audit history of buyer introductions and offers
Why agents might participate

Agent Connect can create inventory access without requiring every seller to sign a traditional exclusive campaign.

Bring an active buyer

Participating agents can search approved ListDirectly properties that may suit buyers already in their database.

Win seller work

Sellers can choose to expand an agent’s role if they want negotiation, inspections, auction support or full agency service.

Work inside one record

Property facts, documents, opens, buyer introductions and offer status remain organised in the same workspace.
